The most expensive technology decisions in a forever home are usually not the equipment line items. They are the infrastructure decisions that did not get made when the walls were open. Conduit that should have been pulled and was not. Backboxes that should have been roughed in. Pathways that would have cost a few hundred dollars in 2026 and will cost twenty thousand in 2031.
This list is what we walk through with homeowners and builders during design development. None of these are expensive at the time of construction. All of them are difficult or impossible to add later. If your project is still in the planning phase, this list is directly actionable. If you are mid-construction, some of these are still catchable. After drywall closes, the cost curve goes vertical fast.

1. Conduit From the Rack to Every TV Location
A two-inch conduit run from the equipment room to every TV location costs almost nothing during construction. It lets you replace the cable run, add a second display, pull a control wire, or change the source path at any time over the next thirty years. Without it, every change requires opening walls.
2. Conduit From the Rack to Every Future Outdoor Equipment Location
Pool equipment area, gazebo, outdoor kitchen, future outdoor theater pad. A conduit run from the rack to each of these costs less than a single trip charge later. Outdoor extensions of the technology system are almost always part of a forever home's eventual scope. The pathways need to exist before the landscaping is finished.
3. Empty Backboxes at Every Future Keypad Location
Even if the lighting design has not been finalized, knowing the rough locations where keypads will live is enough to install empty backboxes during rough-in. The boxes cost a few dollars each. Adding them after drywall costs a service call, drywall patch, paint touch-up, and a homeowner inconvenience for every single one.
4. Conduit Stubs From the Mechanical Room to Every Floor
Whether or not you know what will go in them yet, conduit stubs from the mechanical or rack room to each floor of the house give the next generation of integrator a pathway to add any future cable run. Two-inch conduit, capped at both ends, costs almost nothing. The optionality it preserves is enormous.
5. A Second Network Drop in Every Bedroom
Wireless is convenient. Wired is reliable. Putting a second Cat6A drop next to the bed in every bedroom costs a few dollars per drop during rough-in. It gives you the ability to wire a smart display, a workstation, a streaming device, or a future generation of bedside technology without depending on Wi-Fi.
6. Quad Drops at Every Major Equipment Location
Television wall, theater, study desk, kitchen island, primary suite. A quad drop is four Cat6A cables in a single backbox. It costs about three times what a single drop costs. It gives you a generation of headroom for whatever the next decade of devices will need. Adding cables later is not a generational solution. It is a series of one-off fixes.
7. Subwoofer Conduit in Every Room Wired for Audio
If a room has in-ceiling or in-wall speakers, it should have a conduit pull to a subwoofer location. The sub may not be installed on day one. The pathway should exist so that adding one later does not require opening walls. The cost during construction is trivial.
8. Two AV Cable Routes to the Theater
Theater installations evolve. The first projector you install will not be the projector you have in fifteen years. Building two cable paths from the rack to the projector location means future cable changes happen in a few hours, not a few days. The second path is empty until it is needed.
9. Backbox and Conduit for a Future Powered Subwoofer in the Family Room
The most common audio upgrade we see in family rooms is a future powered subwoofer in a location that was not originally wired. A single backbox with a conduit stub to the rack solves that problem permanently. Five minutes during rough-in. Two hours of drywall and paint work to add later.
10. Cooling Provisions for the Rack Room
The rack room runs warmer than the rest of the house. It needs dedicated cooling, even if the gear that goes in it on day one does not require it. Roughing in a dedicated supply and return, or a mini-split line set, costs almost nothing during construction. Adding it later is HVAC work, electrical work, and patching work all at once.
11. A Drain in the Rack Room
If the rack room is on a level where water from a leak above could reach it, a floor drain or at minimum a moisture-detection sensor with a notification path is a small infrastructure decision that prevents a catastrophic one. We have seen six-figure equipment losses from a small plumbing leak that nobody knew about for two days.
12. Cable Routing for an EV Charger in the Garage
Even if you do not currently drive an electric vehicle, a conduit run from the electrical panel to a future EV charger location is a near-zero cost during construction. The cost to add it after the garage is finished is significant. Future-proofing the garage is one of the easiest wins in the house.
13. Solar Disconnect and Conduit to the Roof
Whether or not you intend to install solar on day one, a conduit pathway from the electrical panel to the roof is inexpensive at framing and difficult to add cleanly later. Mike has written about this elsewhere: the cost to add solar later is dominated by the cost of the work that should have been done in the original construction.
14. Doorbell and Intercom Cable to Every Entry Door
Front door, side door, garage entry, pool gate, back door. Every door that might at some point have a doorbell camera, an access control panel, or an intercom station should have a Cat6A cable to that location during construction. Not all of them will be used immediately. The cost to add them later is dramatically higher than the cost to pull them now.
15. Two Drops at Every Outdoor Equipment Pad
Pool equipment, irrigation controller, future outdoor kitchen, generator. Each of these will eventually need network connectivity for monitoring, control, or telemetry. Two drops to each pad during construction costs almost nothing. Adding them later is an excavation project.
16. Conduit to the Attic
Even an empty conduit from the rack to the attic gives the next generation of installers a pathway to run a new antenna, a new sensor, a new piece of safety equipment, or a new piece of outdoor camera infrastructure without opening ceilings. This is one of the highest-return low-cost decisions in a house with a finished attic floor.
17. Cable Pathway From the Driveway Gate to the Rack
If there is a driveway gate, an entry intercom, a license plate camera, or any future smart-driveway hardware, the cable path from the gate location to the rack is the most expensive part of the install. Pulling that conduit during construction or initial landscaping is dramatically cheaper than trenching the driveway again later.
18. A Real Wall for Future Wall-Mount Equipment
In areas where you might want a future wall-mounted display, wall-mounted control panel, or wall-mounted camera, putting blocking behind the drywall costs almost nothing during framing. Once drywall closes, you are either drilling into studs at whatever spacing the framer chose or installing into hollow drywall with toggle bolts, neither of which is a permanent-feeling install.
19. Dedicated Circuits for AV Equipment
The AV equipment rack should have its own circuit, ideally two. Theater equipment should have its own circuit. Critical loads should be on dedicated circuits that do not share with kitchen appliances or laundry equipment. The cost to add a dedicated circuit during construction is trivial. The cost to repull a circuit through finished walls is substantial.
20. A Documented Conduit Map
This is the cheapest item on the list and the one that disappears most often. A simple map of every conduit run, every empty backbox, every cable route, kept with the project documentation. Future integrators inherit a usable system rather than an archaeological dig. The integrator should generate this map as part of project closeout. If they do not, ask why.
The Math on Infrastructure Decisions
Almost every item on this list adds less than a tenth of a percent to the total project budget when made during construction. Almost every item on this list, made later, costs ten times what it would have cost up front, before counting the inconvenience of construction in a finished home.
The integrator's job at the design table is to advocate for these decisions even when the budget is under pressure. The homeowner's job is to know what to ask for. Forever home infrastructure is a forever-home asset. Build it once. Build it right.
